Issuing a proposal to lease commercial real estate is only one way to get negotiations started. Another way is to issue a request for proposal either to an individual owner or to several owners.
This is a powerful instrument that’s useful anywhere, including Tucson, because the tone of the negotiations for office, retail or industrial space is set by the owner pursuing your tenancy. If you send out RFPs to several owners, each may provide several concessions up front to make that RFP better than the others.
Not all owners will respond to RFPs; these will encourage you to make your offer first.
If you send out several RFPs and most owners respond, use those responses to either
- encourage the reluctant owner to come forth with a proposal
- frame your own offer with the other RFPs in mind.
