Eurofins Donor & Product Testing provides comprehensive laboratory testing and processing services for cell and gene therapy-based products used in the transplant community.
Challenge
The national company wanted to open another U.S. location as Eurofins CellTx and sought a large parcel of land to build out about 15,000 square feet of labs and administrative offices. It needed to lease a space that
- was convenient to the Tucson International Airport and a nearby existing customer
- could easily receive daily shipments of testing samples from through the U.S.
- could support a 24-hour operation.
Response
Knowing that this project would have a significant economic impact in the Tucson area, Michael Coretz of Commercial Real Estate Group of Tucson used his contacts in the economic development community to bring in a team to work with Eurofins CellTx to locate Tucson lab space.
Sun Corridor Inc., the area’s economic development driver; the Arizona Commerce Authority; Pima County, and the University of Arizona’s Tech Parks Arizona provided assistance and incentives to bring the lucrative project to Tucson.
CREG Tucson represented the company in negotiations with the UA Tech Park at Rita Road, which provided the features that the company sought.
Results
A lease agreement to locate in the business research and development center included a tenant improvement allowance in the mid-six figures to build out the Tucson lab space to the tenant’s specifications. The site gave the company redundant services for utilities, data and communication, providing a ready path for expansion.
After a five-year build-out, the company will add 24 jobs to its facility, invest about $3 million in capital expenditures and create an economic impact of $14 million.
“Southern Arizona’s unique blend of leading-edge health care practices, a rapidly growing biosciences center of excellence and strong local partnerships led us to establish our laboratory in Tucson,” Kevin D. Barfield, president of Eurofins CellTx, is quoted as saying in the Tech Parks Arizona website.
